House Rules
No pets.
Illegal pets may result in eviction and a $500 pet cleaning fee. This is an HOA rule and we cannot make exceptions.
No parties.
This is not a party spot! Quiet hours are from 10 PM – 7 AM. Any noise violations or complaints from neighbors will result in immediate eviction. If a complaint incurs a fine from the HOA, you will be responsible for that fine.
No smoking or marijuana usage on the indoor or outdoor space.
Check-in and Check-out
Check-in is at 4pm unless otherwise discussed and agreed upon. Checkout-out is at 10am unless otherwise discussed and agreed upon. Late check-out or early check-in may be available for a $50 fee and advance approval.
Parking
This unit is allocated 2 spots for Bluebird or 3 spots for Magpie. Parking is very strict here and we cannot make any exceptions. You will need to register your license plate online upon arrival. Please refer to the attached doc on how to register your car. If you do not register your car, your car may be booted and we cannot be responsible for booted vehicles that were not properly registered.
Occupancy
No more than the max occupancy for the unit is allowed. Parties are not allowed. Renters will be responsible for any noise complaints. No visitors after 10pm.
Ring Doorbell
There is a Ring Doorbell installed on the outside of the door to your condo for your safety. It is strictly prohibited to tamper with, cover or restrict the camera in any way.
Trash
There is a communal trash bin in the parking lots. It opens from a side sliding door. Please be sure to latch it after you are done so as not to give access to wildlife.
Heat
There is a Nest wifi enabled thermostat on the wall next to the bathroom.
Recycling
There is no recycling on-site. You can drop off recycling in Silverthorne at 0255 River Road, Silverthorne. Learn more about Summit County’s recycling options here.
Clubhouse
There is a clubhouse located at the entrance to our parking lot A/B. It is the next building over, closest to the main road, Ryan Gulch. It is open 10am to 10pm. The clubhouse has video games, pool table, pingpong, a gym, racquetball, a swimming pool, sauna and several hot tubs. The fobs for the clubhouse are in the drawer closest to the refrigerator. There are 2. Lost or replacement cards will incur a $50 replacement fee.
The Clubhouse is managed by the HOA. While we can report any outages or issues for the HOA to remediate, we cannot be responsible for closed pools or hot tubs or other issues.
Pool and Hot Tubs
The pool, sauna and hot tubs are located in the Clubhouse. We have provided the navy blue or teal towels for the clubhouse. Please use these towels instead of the white towels, as the chlorine can stain the white towels.
Gym
There is a workout area connected to the pool area in the Clubhouse. Please refer to the manual in the condo for the code.
Ski Locker
There is a ski locker on the ground floor, next to the lower entrance. Look for the locker labeled A103. Please refer to the manual in the condo for the code.
Noise
Quiet Hours are between 10pm and 7am. This is an older building and noise does travel between units. Several of the immediate neighbors are full-time residents, so please be courteous of other residents. Noise complaints may result in a $250 fine.
If another unit is being excessively loud during quiet hours, please let us know about it and we will do our best to remedy the situation.
Laundry
There is a pay laundry room located in the same building as the clubhouse. You will need to provide your own laundry soap and supplies. You can pay via your iPhone. The entrance will be on your right as you walk towards the clubhouse.
Wifi
There is a dedicated wifi signal in each unit.This is a mountain community and wifi can sometimes be unreliable during busy times. Unfortunately, this is outside our control.
Hot Water
Water temperatures can fluctuate and may be hot. Please use caution when using the hot water.
Digital Lock
You will receive a code to the door lock on the day of your arrival. To unlock the door, press the screen in the bottom left to light up the screen. Then type in the code provided to you. To lock, hit the bottom right button. You do not need to enter your code to lock the door.
Hall Closet
There are extra blankets, extra pillows, and other supplies in the hall closet. There is also emergency supplies such as a battery operated lantern and flashlight in case of a power outage.
Owners Closet
Each unit has an owners closet or owners storage which is marked as such. It is prohibited to tamper with the lock or attempt to access the Owner’s areas.
Grills
The use of grills of any kind is prohibited per the HOA and local laws.
Driving and Winter Conditions
Our condo is located at the top of a large hill. If there is snowy weather, which is often, you will need winter tires, chairs, 4WD or AWD to safely navigate the roads and parking lots. If you are renting a car, please insure that you rent a proper winter vehicle. If you are renting in Denver, they do not often give out 4WD vehicles by default, so make sure you ask.
